Florida insurance has been volatile everywhere in recent years, with signs of some stabilization heading into 2026 as new insurers enter the market. Both areas require the same careful, property-specific approach — checking flood zone, roof age, and getting a real quote before you commit.

Drive both areas, including your likely commute, at real times of day. The map won't tell you what the drive to Jacksonville or St. Augustine actually feels like from each.

Verify schools for the specific address if kids are in the picture — in both counties, not just St. Johns.

Spend real time in each. St. Johns County's energy and Palm Coast's calm are things you feel, not things you read. A weekend in each tells you more than any comparison chart — including this one.
