What You'll Learn From This Post
- Why "Mayport or NAS Jax?" is the first question that shapes everything else
- Where people actually live near each base — and rough commute expectations
- How to figure out whether BAH covers a mortgage (without stale numbers)
- The flood-zone and insurance trap that PCS guides skip
- Rent vs. buy on a three-year tour
When a PCS family calls me, the first thing I ask isn't their budget. It's "Mayport or NAS Jax?"
That one answer changes everything else: which side of the St. Johns River you live on, which bridges you'll sit on, which county's schools your kids attend, and how much of your BAH goes to flood insurance.
I'm a veteran and served as an Air National Guard crew chief, and I know the "new base, new town, figure out housing from a laptop" routine. I'm not going to pretend there's one right answer. But I can give you the local version — the stuff that usually gets handed out in a Facebook group comment or a DM.
How Far Apart Are Mayport and NAS Jacksonville?
Further than they look on a map, at least in drive time.
Naval Station Mayport sits at the mouth of the St. Johns River on the coast, next to Atlantic Beach. NAS Jacksonville sits on the west bank of the river on the southwest side of the city, near Orange Park.
They're roughly 20 miles apart as the crow flies, but the drive crosses the city and the river. If one spouse works at NAS Jax and the other works at the beaches, or if you might get re-assigned between commands, that's worth planning for now.
Here's the local rule I hear repeated most, and I agree with it: live on the same side of the river (and the bridge) you work on. Jacksonville is big, and the river bridges are where commutes go to die.
Where Do People Live Near NAS Jacksonville?
NAS Jax pulls from the west side of the river and from Clay County to the south. The usual short list:
Orange Park (Clay County): Right outside the base, one of the shortest commutes. Lots of established neighborhoods and rentals. Clay County schools.
Oakleaf / Argyle Forest: Newer subdivisions southwest of the base. Oakleaf Town Center handles everyday shopping. Worth knowing: this area straddles a county line, so confirm whether a specific address is in Duval or Clay County — it changes your school district.
Fleming Island (Clay County): Further south along US-17, a longer commute and generally higher prices than Orange Park.
Riverside / Avondale (Duval County): Historic, walkable neighborhoods north of the base. Older homes, which matters for insurance — ask about roof, electrical, and AC age.
Mandarin (Duval County): Across the river via the Buckman Bridge (I-295). Check for any current bridge construction before you commit, since that drive lives and dies by the bridge.
On-base housing at NAS Jax is managed by Balfour Beatty Communities. Check current waitlists with the housing office before you rule it in or out.
Drive the commute at your actual report time before you sign anything.
Where Do People Live Near Naval Station Mayport?
Mayport pulls from the beaches and the east side of the city:
Atlantic Beach: The closest option, a short hop to the main gate. Duval County schools.
Neptune Beach and Jacksonville Beach: A little further down, still an easy beach-side commute.
Intracoastal West / East Arlington: Neighborhoods west of the Intracoastal Waterway. Often more house for the money than the beaches, with a longer drive.
Ponte Vedra / Nocatee (St. Johns County): A longer haul — many people accept it for St. Johns County schools, but go in with eyes open and drive it first.
North side (Oceanway area, Yulee): Some people commute from the north side of the river. The St. Johns River Ferry from Mayport Village is a useful shortcut, but confirm its current hours and schedule before you build a daily commute around it.
On-base housing at Mayport (Balfour Beatty) is an option — check current availability with the housing office.
One Mayport detail people learn the hard way: the gates don't all keep the same hours. Before you commit to a home near a specific gate, confirm that gate's current hours on the base's official site and make sure it's open when you actually commute.
Does BAH Cover a Mortgage Near Mayport or NAS Jax?
First, the easy part: both bases are in the same Jacksonville housing area, so your BAH is identical whichever base you're assigned to. Don't pick your base side based on BAH — it's the same.
Now the honest part. Whether BAH covers a mortgage here depends on three numbers that move constantly, so instead of quoting figures that'll be stale next week, here's exactly how to run it for yourself:
Look up your current BAH. Use the official DoD BAH calculator for the Jacksonville, FL area with your pay grade and dependency status. That's your monthly housing budget.
Subtract the non-mortgage costs. Property taxes, homeowners insurance, flood insurance (if required), and any HOA or CDD fees come out first. In Florida, insurance and flood can take a bigger bite than families expect — more on that below. What's left is what you have for principal and interest.
Convert that to a loan amount at today's actual rate. Rates move weekly, so pull the current figure and have a VA-savvy lender turn your remaining budget into a real pre-approval number. That's your honest price ceiling.
Here's what nobody mentions: at today's rates, BAH alone often won't cover a median-priced home in this market. That's not a reason to panic — a VA loan with no down payment is a genuine advantage, and people buy here on BAH all the time. But most families do one of three things: pay some of the mortgage out of pocket, buy below the area median, or find a lower rate.
That last option is where new construction sometimes comes in — some Jacksonville builders periodically advertise reduced rates on select homes through their preferred lender. Those offers come and go and always have fine print, so if you see one, have your own agent and lender read it before you count on it.
The real takeaway: run your actual BAH, your actual costs, and today's actual rate with a lender before you fall in love with a price point. The math is simple once you have real inputs — it just can't be done honestly with last month's numbers.
Should We Rent or Buy on a Three-Year Tour?
My honest answer: it depends on whether you'd be happy keeping the house as a rental after you leave.
Buying tends to make sense when you can cover the payment comfortably even if BAH changes, the house would rent for close to its full cost if you PCS out, and you're open to being a long-distance landlord (or paying a property manager).
Renting first tends to make sense when you don't know the area and can't drive the commute before you arrive, you might get orders to the other base, or the numbers only work if everything goes right.
There's no shame in renting for six to twelve months, learning which side of the river you actually like, and buying on your second look. Some of the smartest PCS buyers I've worked with did exactly that.
The Flood Zone and Insurance Trap
This is the biggest cost difference between "near Mayport" and "near NAS Jax," and it rarely makes it into PCS guides.
Many beach-side and Intracoastal properties sit in FEMA flood zones, where lenders require flood insurance. Some west-side and Clay County homes near creeks or the river do too. Two houses at the same price can carry very different monthly costs once flood insurance is in the picture.
Before you write an offer:
- Look up the exact address on the FEMA Flood Map Service Center.
- Ask the seller for any existing flood policy and elevation certificate.
- Get a homeowners and flood quote before your inspection period ends.
A renter should know this too — standard renter's insurance doesn't cover flood unless you add it.
Does Florida's Amendment 3 Matter for Military Buyers?
Possibly. Amendment 3 on the November 3 ballot would raise the homestead exemption, but people who aren't Florida residents on December 31, 2026 would start at the existing exemption and phase into the bigger one. Homestead also requires Florida to be your permanent residence, which isn't automatic for service members who keep their domicile in another state. That's a conversation for a tax pro or your base legal office. I broke down the details in my Amendment 3 guide.
Where to Start
If you've got orders in hand, send me your report date, your command, and what matters most to you — commute, schools, square footage, budget. I'll tell you straight which side of the river I'd look at, and whether I'd rent or buy in your shoes.
For the bigger picture on schools, communities, and cost of living, my Northeast Florida Relocation Guide is a good place to start.
Mayport vs. NAS Jax FAQ
Is BAH different for Mayport and NAS Jacksonville? No. Both bases are in the same Jacksonville, FL housing area, so BAH rates are the same for each pay grade and dependency status.
What's the closest place to live off base near Mayport? Atlantic Beach is the closest, just a short drive from the main gate.
Where do people live near NAS Jacksonville? Common choices include Orange Park, Oakleaf/Argyle Forest, Fleming Island, Riverside/Avondale, and Mandarin. Your commute depends heavily on whether you cross the river.

Will BAH cover a mortgage in Jacksonville? It depends on current rates, your BAH, and the home's taxes and insurance. Pull your real BAH from the DoD calculator and get a VA-savvy lender to turn it into a real number before you shop.
Should I buy a house on PCS orders before I arrive? Only if you've seen the area (in person or with a trusted agent on video) and the numbers work even if plans change. Renting first is a smart option.
This post is general information, not financial advice. BAH, mortgage rates, insurance costs, and base policies change — verify current figures with the DoD BAH calculator, a VA-experienced lender, and the base housing office before you make a decision.
