According to Niche, St. Johns County ranks number one in Florida for best county to live in, best county for families, and best public schools. It's been one of the fastest-growing counties in the entire state for years. The combination is simple and powerful: the top-rated school district in Florida, newer housing, strong amenities, and a location that splits the difference between Jacksonville's job centers to the north and historic St. Augustine to the south.
But here's what the ranking lists don't tell you: St. Johns County isn't one choice. It's a dozen very different communities, and the "best" one depends entirely on your budget, your commute, and the kind of daily life you want.

Drive your real commute, at real times. Two communities that look equidistant on a map can have completely different daily drives depending on whether you're near CR 210, west of I-95, or farther south by the river. Map distance lies. The 8am drive tells the truth.
Add up the total carrying cost, not the sticker price. Mortgage, property taxes, CDD (if any), and HOA together. SilverLeaf's no-CDD structure versus a Nocatee section with both CDD and HOA can meaningfully change your monthly number at the same purchase price.
